Design&Build formula

At Acropoli, we believe that every successful project begins with collaboration and shared vision. Regardless of the contractual formula, our approach brings together all key stakeholders — designers, project managers, construction experts, and trusted partners — to foster creativity, alignment, and efficiency at every stage of the process.

When clients choose the Design&Build formula, this integrated mindset becomes even more powerful. Through a single point of responsibility, we can streamline coordination, reduce risks, and adapt the project more efficiently to the client’s goals — achieving time and cost optimization beyond traditional Design-Bid-Build methods.

What is Design&Build Contracting? Design&Build is an innovative contractual formula where an integrated team manages both design and construction under a single contract. This collaborative approach — involving designers and builders from the outset — ensures time and cost savings compared to traditional methods. Design&Build promotes better communication and coordination, resulting in a more efficient and integrated process.

Is Design&Build Less Expensive? With no third parties and a smoother process, Design&Build can save both time and money on projects of any scale.

Enhanced Coordination: With Design&Build contracting, a single entity is responsible for both the design and construction of the project. This ensures stronger coordination and fewer delays compared to traditional Design-Bid-Build methods.

Faster, More Accurate Design Process: With Design&Build, pre-construction reviews happen earlier, allowing better integration between design and execution — leading to a more efficient project.

Faster Build Time: Design&Build contractors often complete projects faster than traditional methods, reducing overhead costs and shortening delivery schedules.

Our Method

Every project we deliver is guided by five pillars of quality:

Assessment & Briefing: We begin with a deep understanding of context and requirements. According to the project phase, we carry out Technical Due Diligence, Pre-Acquisition Risk Register, Requirement Briefing, Construction Checklists and Reports, Snagging Lists, and Commissioning Plans.

Integrated Design: Our multidisciplinary team brings together expertise across every aspect of a project — from Administrative Permits to MEP Engineering, Architecture and Interior Design, up to Commissioning and Delivery. Each discipline works in synergy to ensure seamless integration between design intent, functionality, and execution.

Time & Process Control: Precision is our discipline. We continuously monitor schedules through detailed planning updates and critical path analysis to ensure projects remain on time at every stage.

Cost & Value Management: Budgets are managed with the same care as design. Our in-house technical team prepares Capex and quotations, performs Value Engineering, and tracks cost performance throughout the construction process.

Communication & Coordination: We believe communication is the foundation of successful delivery. That’s why we assign a single, dedicated contact responsible for every phase of your project. Regular on-site follow-ups, photographic reports, and proactive coordination among all parties — landlords, building managers, vendors, and suppliers — keep the process transpare
